Condominium management in Lisbon — not rental property management
Owners sometimes search for property management in Lisbon when they need administration of the building's common parts. Kastor manages shared accounts, suppliers, maintenance, meetings and collective decisions, not a private apartment or tenancy. The initial area is central Lisbon, including Avenidas Novas, Arroios and Areeiro, for 4-to-60-unit condominiums. Buildings with 4–6 units pay the monthly minimum equal to 7 units; buildings with 40 or more units receive a complexity-adjusted proposal.

What condominium management means here
This is the administration of common parts, shared money, suppliers, and decisions of the owners’ meeting. It is not rental management or private property management for an individual apartment.

Questions before requesting a proposal
Is this rental or individual property management?
No. It covers common parts, shared accounts, suppliers, and collective condominium decisions. It does not manage an owner’s private tenancy or apartment.
Is the price always €15 per unit?
The published starting point is €15 per unit per month, with a minimum equal to 7 units (€105 per condominium), excluding VAT. The proposal confirms complexity, scope, extras, and annual cost before the vote.
Will official records be produced in English?
Service communication can be bilingual. Portuguese legal and administrative terms remain visible rather than being translated into misleading equivalents.
Does a building review commit us to changing administrator?
No. It identifies missing information, transition risk, recommended scope, and a comparable price. The condominium retains the decision.
