Major works, legal support, sorting out historic accounts and other additional work are quoted separately. Building expenses are separate from our management fee.

A few things you might like to know before we talk.
We work with smaller buildings too. We’re starting with condominiums of 4–60 units in Lisbon. Buildings with 4–6 units have a minimum fee of €105/month + VAT. For 40 or more units, we prepare an individual quote. Tell us about your building and we’ll check whether we can help.
Money stays in the condominium’s own bank account with its authorised signatories. Kastor organises accounts, records and decisions; it is not a bank and does not hold owners’ funds.
We first identify what exists, what is missing and who should provide it. The proposal explains risks and any reconstruction work before proceeding. The appointment decision belongs to the condominium.
The service does not include 24-hour emergency response. We agree contact details and service hours with you before starting. For immediate danger to people, contact 112; a portal message is not a substitute for emergency services.
Yes. Communication can be in Portuguese and English, with access to approved information. We plan remote participation or representation at meetings in line with the applicable requirements and conditions.
Use your building invitation or access link. The Resident access page explains how to recover access using the email associated with your unit. You do not need to request a proposal.
